Pre-Purchase Inspections
It takes some strenuous mental gymnastics to imagine a more costly home repair than what potentially lurks in a major side sewer failure. The tally is not limited simply to the replacement of the line and all that this may entail - jack hammering floors, trenching yards, removing decks, cutting driveways and streets, etc. - but can include the possibility of waste water destabilizing foundations or flooding living spaces. The majority of homes, however, have perfectly sound systems which can be expected to provide years, if not decades, of trouble free service. But if the evil roulette ball of fate lands on your new address, what should be one of the most joyous experiences of a life time can quickly turn otherwise.
Now for the good news.
Generally speaking, sewers don't just fail. They degrade. Cast iron rusts. Ceramic and concrete crack and seperate. Bellies, or low spots, develop. Roots intrude. Nothing will predict a sudden failure, but a high resolution image will reveal clues to all of the above situations and allow for remediaton or price adjustment prior to purchase.
The fact that we are an inspect-only operation is critical. When presented with evidence of the need for repair to a sewer, the seller will be understandably disappointed. This emotion will be followed closely by skepticisim. What's in it for the company who scoped the line? Don't they hope to get the job? And if so, do they not have a vested interest in finding a problem, or even of exaggerating what is found? Lighthouse Sewer Inspection sidesteps this pitfall. When sellers research us - as can be expected when thousands of dollars are on the line - they will not find a website packed with our many sewer repair services. They will find what you have found - an independent, unbiased, inspection only company.
The inspection process, both of the home and the sewer, is a buyers last best chance. Send a camera in before you buy and find out.

"...it is so good to know the concrete looks fine. But mostly it is fantastic to know that the Maple can stay. Thank you for your quick service.
